Mauzé On Broadway

George Mauzé has two full-time jobs as a trial lawyer and an independent real estate developer. He typically works at least 60 hours a week, representing plaintiffs in lawsuits and running his real estate business, Broadway Developments. The 45-year-old father of four daughters had a head start in business. He graduated from Alamo Heights High School in three years and earned a bachelor’s degree from Texas A&M in under three years, starting at the South Texas College of Law when he was 19. “I am not a huge fan of school,” he said. “I didn’t like the idea of spending years and years in college.”

[Mauzé’s Broadway projects] The Courtyard at Brackenridge Park – 2632 Broadway; Two, four-story office buildings. The north building, which opened in the fall, has three suites for sale. The south building has half of its space for lease. “Our goal is to have it all leased by the end of the year, and we might do it by summer,” Mauzé said.
2520 Uptown – 2520 Broadway; The developer plans to break ground next month on this 18,000-square-foot, two-story office building, which can accommodate medical offices. Mauzé expects to finish it this fall. Space will be for lease or sale. Broadway at Josephine – vacant tract of land near the former Pearl Brewery. Mauzé is starting a market analysis “to see if there’s a demand for our idea,” though he won’t dish on the concept. “We get called all the time on this and we’re talking to different groups about possible joint ventures,” he said. “We don’t intent to start on anything this year.”

Q - Why did you get into real estate development?
GM - When I (wanted to move) from downtown back to Broadway, I spent years looking for a 5,000 square-foot building to buy for my law practice, and there was just nothing out there. Either it was too big or it was for lease only, and I wanted to put away equity. So I had the idea of putting something like that on the market.

Q – What are your long-term goals for the real estate business?
GM – To bring some innovative product to the market. I like to bring opportunities for ownership. I think it’s crazy that there are so many people out there renting (office space). Also, I really want to see Broadway have a whole new look. It’s a great opportunity for an urban area to be totally redone, and I want to be a part of that.
